What is the Buyer Rebate Program? Our buyer rebate program will give you a rebate of 1% of your purchase price when you use one of our agents to secure your property.
Who pays the Buyer's Agents commission? The listing broker or Seller of a property pays us a commission of typically 2-3% of the purchase price. We rebate 1% of the purchase price back to any Buyer who uses our services upon a successful closing.
Is this rebate legal in Illinois? Yes, the rebate is definitely legal. Agents that may question this are just trying to protect their fat commissions.
Who can use the Buyer Rebate Program? Our buyer rebate program is open to everyone. But, can not be used on any properties that are listed by Consumers Choice Realty, as we will not act as a dual agent.
What if I am already working with another agent? Unless you have signed an exclusive right to buy contact with another agent/brokerage, you may use our program. But, the rebate will only be granted on purchases in which we were the agent responsible for introducing you to the property.
What kind of support will I receive? After you have identified the type of property you are interested in, you will be setup on a search that will email you property listings that meet your criteria. After you have identified particular houses you would like to visit, we will setup a showing appointment and accompany you to the property. After you have identified your new home we will do the necessary paperwork and make sure that the transaction moves smoothly.
How much money can I expect to save using the Buyer Rebate Program? You will receive a check for 1% of the purchase price of the home. On the purchase of a $300,000 home you would receive a check for $3,000. A check that you can use for anything you please.
How and when do I get my commission rebate? You will receive a check from Consumers Choice Realty within 5 business days of the closing of the house.
Do I have to pay taxes on my commission rebate? Yes, you will be liable for paying taxes on the rebate. We will issue you a W-9.

Will I receive help developing an offer price? At your request, we can provide you a list of comparables (comps) of both sold similar properties as well as similar properties on the current market to help you determine a price that you wish to offer.
What happens after an offer is accepted? After your offer is accepted, you need to have your attorney review the contract, schedule the inspections and finalize your financing. We have state of the art Transaction Management Software to keep up on all deadlines.
What if I submit an offer and the seller doesnt accept the offer? Do I have to pay any fees? There would be NO fees owed to Consumers Choice Realty just because an offer was rejected. We can continue working together to get you your new home.
What if I start working with Consumers Choice Realty, Inc. and decide I want a traditional agent? As you will not be signing a exclusive right to buy contract with Consumers Choice Realty, you can seek other representation if you wish.
How can Consumers Choice Realty, Inc. offer such a large rebate of their commission? We are able to offer this rebate because we are a very lean one office organization that concentrates on getting buyers into homes rather than having an office on every street corner of town. Are all of Consumers Choice Realtys agents Realtors? Yes.
What if the property is listed with Consumers Choice Realty, Inc? The rebate program is not offered on properties listed by Consumers Choice Realty. This would be a conflict of interest to fairly represent both sides of the transaction.
